Choosing your own party wall surveyor

As the adjoining owner, you are entitled to appoint a surveyor of your own choosing. Here is how to pick a good one.

What to look for

Party wall experience. The Act does not require a formal qualification, so experience matters. Ask how many awards they make a year and on what kinds of project.

Construction knowledge. A surveyor who understands how lofts, extensions and basements are built is better placed to spot risk on the drawings.

Professional memberships. Look for membership of a body such as the Faculty of Party Wall Surveyors, The Pyramus & Thisbe Society or the RICS. They offer training and set standards of conduct.

Clear fees. Although the building owner usually pays, a surveyor with transparent fees avoids disputes that can delay things.

Good communication. You want someone who explains things plainly and answers your calls.

Reviews. Check independent reviews from previous clients.

Questions to ask

  • Have you dealt with this type of work before?
  • When could you inspect my property?
  • How will you keep me informed?
  • What happens if I notice damage during the work?

A note on impartiality

Your surveyor is appointed by you, but under the Act they must act impartially in settling matters. In practice they make sure your interests are properly represented in the award.
